Now that you know you know you are qualified for getting a new loan. Whether you are refinancing, and waiting for the right rate to lock in, or you are shopping for a new property, you may get yourself well prepared for loan application, which reduces hassle for loan approval and leads to faster closing. Here are some suggestions:

  1.  Maintain and/or improve credit score by avoiding late payment, settling account in collection or dispute, minimizing new credit inquiry, and reducing debt.
  1.  Copy of photo ID and proof of residency.
  1.  Collect income documents including paystubs, W2, retirement income documentation, and personal tax returns. Business tax return and Profit and Loss Statement are required if income from business is used for loan qualification.

      4. Find out contact information for verification of employment. Within 10-  business days of loan closing, lenders will contact employer to verify if you are still employed to ensure your ability of mortgage repayment.

  1.  Find mortgage statement, property tax statement, insurance policy, HOA fee statement and lease for each property you own.
  1.  Survey for subject property

      8.  Divorce Decree if applicable
